Erik Selden has been in commercial banking and real estate lending for more than 17 years, including eight years as Senior Vice President at First Citizens Bank. Having financed more than a quarter billion dollars in real estate, he’s seen a wide variety of different market environments, but says the current environment is a “new age” of rising interest rates. In this podcast, Managing Principal and Investment Advisor Ryland Moore interviews Erik about what he’s seeing in the market, what he anticipates in the coming months, and what advice he has to offer to investors.
“In a rising rate environment like we’re currently seeing, our buying power is starting to shrink,” Erik notes, “and that is either going to lead to reduced values on properties or reduced returns.” It’s still the early days of rising rates and the market is just starting to adjust, and Erik explains what the ramifications are for investors, exploring both the risks and the opportunities. There are opportunities, as property owners are working to exit their properties at the highest possible value but we are still seeing a window of historically low rates on lending. There is an opportunity cost for investors who wait, as those rates are likely to increase soon.
